Long-term rental prices: Easy Monte catalogue data (September 2026)

We calculated median monthly rents for apartments listed in the Easy Monte rental catalogue at the end of September 2026. Brackets show the number of listings and the range from the lowest to the highest price.

These are owners' asking prices, not final deal figures: with a 12-month contract there is often room to negotiate, and numbers shift with the season. Summer short-term rentals on the coast are much more expensive. Many owners prefer a 12-month contract, and some only rent for a year or longer.

  • Budva, studio — 450 € (6 listings, 375–1,100 €)
  • Budva, 1 bedroom — 700 € (27 listings, 500–1,500 €)
  • Budva, 2 bedrooms — 900 € (20 listings, 600–1,800 €)
  • Budva, 3 bedrooms — 1,150 € (8 listings, 900–5,000 €)
  • Bečići, studio — 575 € (4 listings)
  • Bečići, 1 bedroom — 700 € (11 listings)
  • Bečići, 2 bedrooms — 1,000 € (17 listings, 650–1,800 €)
  • Bečići, 3 bedrooms — 1,200 € (3 listings)
  • Podgorica, 1 bedroom — 550 € (8 listings, 350–850 €)
  • Podgorica, 2 bedrooms — 800 € (3 listings)
  • Pržno, 1 bedroom — 775 € (4 listings)
  • Rafailovići, 2 bedrooms — 1,075 € (4 listings)

Seasonality: when to look for a long-term rental

The coastal rental market follows the tourist season. From June to August owners can earn more from nightly rentals than from several months of a long-term lease, so summer offers few yearly options and higher prices.

The best window is September to May. In autumn owners take apartments off the holiday market and look for reliable tenants for the year, so the choice is widest and negotiation is normal. In spring supply shrinks as some owners prepare for summer. If you move in during spring, make sure the contract covers the summer months at the same rent.

Which area to choose: Budva, Bečići, Podgorica and more

The right choice depends on your lifestyle, work and budget. A quick overview:

  • Budva — the largest choice of apartments, good infrastructure, schools and kindergartens, an international community; busy and loud in summer. See rentals in Budva.
  • Bečići and Rafailovići — calmer than Budva, a wide beach and promenade, a few minutes by car or a walk along the coast to Budva centre. See rentals in Bečići.
  • Pržno and the Sveti Stefan area — quiet, more expensive spots for those who value views and a small-town feel.
  • Podgorica — the capital, with government offices, companies and year-round business life; cheaper than the coast, about an hour's drive from the sea. See rentals in Podgorica.

What is included in the rent and how much is the deposit

As a rule, the monthly price covers only the furnished apartment with appliances. Utilities — electricity, water, waste collection — and internet are usually paid separately, by bills or meter readings. Some owners include internet or building maintenance in the price, so check this and put it in the contract.

In winter electricity is the main expense, because many apartments are heated with air conditioners or electric heaters. Ask the owner for approximate bills from last winter.

The deposit is usually one month's rent and is returned when you move out if the apartment is in its original condition. The first payment typically covers the first month plus the deposit; some owners ask for several months in advance, which is open to negotiation.

Rental contract, registration of stay and tourist tax

Always sign a written lease. It should state the parties, address, term, rent and payment schedule, deposit amount and return conditions, who pays utilities, early termination rules and an inventory. A residence permit application usually requires a lease certified by a notary — details on our residence permit page.

Foreigners must register their place of stay (prijava boravka, the "white card") within 24 hours of arrival or of changing address. In a private apartment either the owner or the tenant registers, at the local tourist organisation or police station, with a passport and the landlord's details. For short-term stays a tourist tax is charged per day together with the registration; the amount is set by each municipality.

Once you hold a temporary residence permit, the procedure changes: your address is registered as part of the permit. In practice rules for long-term tenants are applied differently, so as of the date of publication we recommend checking the current requirements with us or the local tourist organisation. Renting with pets

Not every owner accepts tenants with pets. Mention your pet from the start to save time on viewings. When an owner agrees, they may ask for a higher deposit or add a clause on liability for damage to furniture. Small dogs and cats are usually easier to agree on than large breeds.
