What data we collect
We only receive the data you enter in the forms on our website, plus technical information about your visit (see the section on cookies and analytics).
If our server is temporarily unavailable, the site will offer to send the same request text via WhatsApp; in that case your message reaches us through the messenger.
- General enquiry: name, phone, email (optional), preferred contact method (call, WhatsApp, Viber, Telegram or email), language, what you are interested in, and your message.
- Viewing request on a property page: name, phone, preferred date and time slot, rental period (for rentals), plus the property ID and price.
- Owner form (sell or rent out your property): deal type, property type, city, address (optional), area, number of bedrooms and bathrooms, price, description, photos and property documents, together with your name, phone, email, contact method and language.
Why we use your data
We process your data only to help you with property matters:
- to reply to your questions and requests;
- to select suitable properties;
- to arrange viewings;
- to prepare and support sales and rental deals;
- to list and promote owners' properties;
- to keep the website secure and improve how it works.
Legal basis
We process personal data in line with Montenegro's personal data protection law and, for visitors from the European Union, the EU General Data Protection Regulation (GDPR).
Depending on the situation, we rely on your consent, on steps taken at your request before entering into a contract, or on our legitimate interest, such as keeping the website secure and analysing its traffic.
Who we share data with
We do not sell your data or hand it over for third-party advertising. Information may be shared only with those involved in your deal, and only as far as the deal requires:
- property owners, buyers or tenants;
- notaries and lawyers, where needed to complete a deal;
- OpenAI — to answer your messages in the website's AI chat (see below);
- the analytics providers listed below.
Messengers and phone calls
If you contact us via WhatsApp, Viber, Telegram or by phone, your messages and calls are also processed by those services and telecom operators under their own privacy policies. We recommend reading them.
AI chat on the website
When you write to the AI chat on the website, your messages are sent to OpenAI to generate the answer. We keep chat conversations (your messages, the AI's answers, the page of the website and the device type — not your IP address) for 90 days to check and improve the quality of the answers; only Easy Monte staff can access them. If you leave your name and phone number in the chat, we pass your request to a manager. Please do not share passport or payment details in the chat.
Cookies and web analytics
To understand how people use the site and make it more convenient, we use Yandex Metrica (including Webvisor session recording and click maps), Google Analytics 4 and Google Tag Manager. These services may set cookies and collect information about your visit, such as pages viewed, actions on the site, and device and browser type.
On your first visit you will see a banner with "OK" and "Decline" buttons. Your choice is stored in your browser (localStorage). For visitors from the EU/EEA, the UK and Switzerland, Google cookies stay off until you give consent. If you click "Decline", Yandex Metrica and Google cookies are disabled on subsequent pages.
To change your choice, clear cookies and site data in your browser settings and the banner will appear again.
Storage and security
We keep personal data only for as long as needed for the purposes described above or as required by law, and then delete it.
We apply reasonable technical and organisational measures to protect data against unauthorised access, alteration, loss or disclosure.
Your rights
With regard to your personal data, you have the right to:
- access your data and find out how it is processed;
- correct inaccurate or incomplete data;
- have your data deleted;
- restrict processing;
- object to processing;
- withdraw your consent at any time;
- receive your data in a portable format to pass on to another controller;
- lodge a complaint with the supervisory authority, which in Montenegro is the Agency for Personal Data Protection and Free Access to Information (Agencija za zaštitu ličnih podataka i slobodan pristup informacijama, azlp.me).

Children and changes to this policy
Our services are not aimed at persons under 18, and we do not knowingly collect their data.
